Is 95% actually possible, or just marketing?
It's real — but not for everyone. It depends on your income, your credit history and the property itself. On the first call we'll tell you honestly whether 95% is on the table for you, or whether 90% gets you a much better deal.
Will a small deposit mean a terrible rate?
Higher than a 25% deposit, yes — but the gap between the best and worst lenders at 90–95% is big. Choosing the right one is most of the battle, and it's the part we do for you.
Can family gift part of my deposit?
Yes — most lenders accept gifted deposits from close family. Each has its own paperwork (usually a simple letter). We'll tell you exactly what's needed so it doesn't slow anything down.
How much can I borrow?
Roughly 4–5 times your income with most lenders — and some go further for professionals like lawyers, doctors and accountants, or count bonuses others ignore. One call and we'll give you a realistic number.
Does the type of property matter?
